  • Guidance on the regulations of Spanish law regarding property buying/selling.
Reservation - We secure the property with a private contract until the public deed is granted at the Notary
  • Drafting of private purchase/sale contracts (Reservation) in Spanish and translated into your language, specifying all the conditions under which the property is being purchased (what is being purchased, maximum date for the Notary visit, Notary where the purchase/sale will be signed, furniture, liens, community fees, certificates, property tax, utilities, etc.).
  • Contact with the bank if necessary for account opening and financing.
  • Processing of N.I.E. (necessary if you are not a resident in Spain).
  • Fiscal representation according to Spanish Tax Law before the Ministry of Economy and Finance (necessary if you are not a resident in Spain).
  • If you require additional legal services such as legal and juridical advice with a lawyer for the property purchase/sale, wills and inheritances, company establishment and creation.
  • Drafting of powers of attorney and guidance so you can grant power of attorney to a third party in case you are unable to personally attend the purchase/sale at the Notary.
Property purchase/sale at the Notary and key handover
  • The long-awaited day when you will finally become a homeowner, and we will take care of presenting all the necessary documentation at the Notary for the purchase/sale to take place.
  • We can provide a sworn translator if needed and translation of the purchase/sale agreement into your language if necessary.
  • Registration of the deed, payment of taxes, and legal expenses.
After-Sales - "Congratulations on Your Home"
  • This service is as extensive as you need it to be. At a basic level, it includes setting up or changing the account holder for utilities such as water, electricity, natural gas, and direct debit authorization for bills. Changing the account holder for property tax (IBI) and waste collection, and direct debit authorization for bills. Changing the account holder for the homeowners' association, if applicable, and direct debit authorization.
  • Contracting television and internet services.
  • Contracting insurance (home, car, life) and alarm systems.
  • Garden and pool maintenance.
  • Bespoke projects and renovations of all kinds (full renovations, partial renovations, door and window replacements, wall smoothing, flooring installation, bathroom and kitchen renovations, garden and pool design, etc.).

Mediation Agreement - Hiring us to manage the sale of a property
  • We review the documentation of your property to ensure everything is in order and request any necessary documentation for the sale.
  • Calculation of municipal capital gains tax, advice on tax withholdings applicable if you are not a resident in Spain, etc.
  • Drafting of private mediation contracts for the sale of your property in Spanish and translated into your language, outlining all the conditions under which your property is being put up for sale (What is being sold, contract duration, furniture, liens, certificates, community fees, property tax, utilities, etc.).
  • Becoming part of the MLS Asivega Association composed of over 50 real estate agencies (Your property will be available in each of the agencies that are part of the Association, where the exposure and marketing possibilities are immense).
  • Professional photography and virtual tour.
  • Home Staging - We suggest small improvements and depersonalization techniques for your home to present it in optimal conditions for sale or rental.
  • Requesting certificates of free price, right of first refusal, and withdrawal if necessary.
  • Obtaining Energy Efficiency certificates, habitability certificates, and responsible declaration, as well as community certificates.
  • Processing of N.I.E. (required if any of the owners are non-residents of Spain and do not have it).
Reservation - Securing the property with a private contract until the execution of the public deed at the Notary
  • Drafting of private purchase/sale contracts (Reservation) in Spanish and translated into your language, outlining all the conditions under which the property is being sold (What is being sold, maximum date to go to the Notary, Notary where the purchase/sale will be signed, furniture, liens, community fees, certificates, property tax, utilities, etc.).

Purchase of the property at the Notary and handover of keys
